Starting Early in 2025

The first project of 2025 goes live next week in Caversham, Reading.

Having been introduced to the clients in August 2024 by the owner of Elivate Construction Mark Fowles, we began working on the plans for their new rear and side single-storey extension.

The client was keen to have the project started as soon as possible as they had already watched an extension and home renovation take shape in their road throughout the summer and were pleased to have met a builder they felt they could work with. I had been involved in the later part of that project and my details were given to this client and a recommendation also came from the neighbours.

We managed to get the planning submitted in September 2024 and after some consultation with the planning officer about the roof and also overlooking issues, all quickly resolved, the planning was granted on 12th November. Party Wall Agreements were issued immediately and conversations took place with Elivate, Building Control were instructed and so was the team of structural engineers at Vector Structures, led by Ahmad Alam.

The client and Elivate agreed on a start date for w/c 15th January and this project team has been great to work with so far with everything meeting agreed timelines.

The extension is going to be a fantastic addition to this family home with an amazing new extended kitchen at the rear with what is now referred to today as a “Lootility Room” (a loo and a utility room combined) where you are optimising the space available and keeping a toilet downstairs but utilising all of the plumbing in place for your laundry room.

Take a look at Pinterest, where there are a few great ideas for ‘Lootility Rooms’ and this client has opted for this as part of the design. I am looking forward to seeing the project come together and I am excited to be working with Elivate on our 3rd Project since I launched JGJS in April 2024.
